Splitting rules for applying consumption items to framed partitions: framing and boards set apart, infills charged separately as insulation, double-faced boards doubled, fire rating never a selection basis (Beijing DB11/T 2382-2024 chapter 4.13 and Annex A.12)

Core Conclusions

1. Selection turns on build-up and board type, never fire rating. The standard sets no "fire partition" subject; fire endurance is a design and material-performance matter (GB 55037-2022, GB 50016-2014). Match items on the drawn build-up (framed / panel / prefabricated) and the board type - never switch or add items for a higher rating.

2. Framing and boards itemise apart. Clause 4.13.16 item 2: "framed partitions shall be itemised and determined separately for framing and partition boards"; 4.13.19: prefabricated wall and column facing boards and partitions "shall be itemised and determined separately for framing and facing". Wall and beam-column facings likewise per 4.13.9 item 2: "facing boards to walls, beams and columns shall be itemised and determined separately for framing, backing boards and facing".

3. Infills (rock wool and like fire / acoustic cores) sit outside the partition items. Clause 4.13.20: "prefabricated partition items shall not include infill work; infills execute under clauses 4.11.1 to 4.11.10"; 4.13.9 item 1: "wall and beam-column facings shall not include insulation work; insulation executes under 4.11.1 to 4.11.10". Rock-wool infill therefore lists separately under insulation (the 4.11 series), never inside the board item.

4. Boards per face; double-faced doubles the quantity. Clause 4.13.16 item 3: "backing and facing boards of framed partitions are preferably determined per face; where two-faced, the consumption stands and the quantities multiply by 2".

5. Partition items exclude dwarf walls; facings exclude insulation. Clause 4.13.16 item 1: "partition items shall not include dwarf-wall work; masonry dwarf walls execute under 4.5.1 to 4.5.17, concrete dwarf walls under 4.6.1 to 4.6.9".

6. Measurement (clause 4.13.27): 1 partitions by frame envelope area at design-shown dimensions, single holes of 0.30 m2 or less undeducted; 2 half-glass partitions by the outer lines of the glass framing; 3 toilet partitions by the panel dimensions shown; 4 partition framing and boards by design-shown area. Prefabricated facings per 4.13.28: facing boards and framing by design-shown area, boards not deducting single holes of 0.30 m2 or less, decorative mouldings by length, partition framing by frame envelope, curb dams by length, PE film by area. Also: 4.13.24 tiled finishes to walls, columns, beams and sundries on the faced area shown, gate piers by count; 4.13.23 sundry plaster by area shown (sundry plaster determined on items of 0.50 m2 or less per 4.13.4).

7. Annex A.12 consumption examples (table A.12.10-5.2 framed partitions; A.12.11-3 partitions):

• A-12-347 "partition board, fire board, on light-steel framing", m2, work content "install the board, stick mesh, point joints etc.", all-in labour Grade I 0.1490 workday, fire board 1.0500, other materials 1.5%, other plant 2.0%;
• A-12-337 "partition board, mineral board, on timber framing, single", m2, as above, labour Grade I 0.1260 workday, mineral decorative board 1.0500, other materials 1.5%, other plant 2.0%;
• A-12-354 "partition framing", m2, "position, snap lines, fix framing etc.", aluminium top-bottom runners 50 mm 0.9100 m, studs 50 mm 5.0400 m, noggins 4.5000 m, stiffening plates 0.0229 m2, drill bits 0.0500 No., other materials 1.5%, other plant 2.0%.

8. Curtain walls split likewise (4.13.14, 4.13.26): itemise finished framing, ironmongery and facing apart; ribbed glass walls split into all-glass walls and glass ribs; preferably determined plane and non-breathing - curved, folded and breathing walls may adjust labour; embedded inserts excluded, executing under 4.6.9. Measurement: steel and aluminium framing by mass shown; glass ribs by area; stainless cables by metre, other ironmongery by count; facings by area; glass walls by frame envelope without deducting same-material windows; all-glass (frameless) walls by area; aluminium mouldings by length.

Applicability Boundaries

• Clauses, codes and consumption come from Beijing DB11/T 2382-2024 - other regions and sectors substitute their own chapter notes and items; no transplanting of codes or consumption.
• The standard fixes consumption only; prices follow the compiling-period market.
• Chapter 4.13 carries companion rules (4.13.3: round and shaped columns, labour x 1.15, materials x 1.03; 4.13.13: canopy and cornice parapets 500 mm and under as sundry decoration, over 500 mm as external-wall decoration) - check those when applying.
• Finished metal-faced rock-wool (colour-steel) sandwich partitions are a quota gap outside this card - handle per the gap rules (borrow analogous items or compile a supplementary unit-rate build-up schedule, stating the basis), never inventing codes or over-applying.
• Fire build-ups (fire partitions running to the beam, slab or roof soffit) change the true height - measure on the built height, neither ceiling-clear height over- nor under-counted.
